Toscana is an age-restricted gated community within the larger master-planned D’Andrea development built in 2002. It is located at 2201 Meritage Dr , Sparks, NV 89434.  Toscana is comprised of 480 homes, all single-story detached homes ranging from 945 sqft to 2638 square feet. This 55-plus community is conveniently located close to hospitals, grocery stores, gas stations, and shopping centers. Major grocery stores, including Costco, are less than three miles way. Reno-Tahoe International Airport is ten miles away, easily reachable via freeway or the newly opened Veterans Parkway.

Toscana’s pleasant neighborhood atmosphere is maintained by residents’ strict adherence to HOA rules and community standards. Residents keep their homes freshly painted (with eight attractive color palettes to choose from), and their front yards tidy and beautifully landscaped. Cars are parked in garages, trash cans are kept out of sight, and garage doors are closed. Up to one vehicle may be parked in each driveway, with street parking allowed on a very limited temporary basis. Residents are responsible for their own front yards, but common areas are maintained by a professional landscaping company.
